Investors holding appreciated real estate face a recurring problem when they want to exit: selling triggers a capital gains event that can consume a substantial portion of the proceeds. Realized Holdings addresses this by helping accredited investors convert individual investment properties into diversified portfolios of Delaware Statutory Trusts (DSTs) via IRC Section 1031 exchanges, deferring capital gains while moving from active property management to passive ownership.

The firm operates as a registered broker-dealer and registered investment adviser under FINRA/SIPC, giving it the regulatory standing to both advise on and distribute DST securities. Its Realized Marketplace provides access to 30 to 50 DST offerings from over 45 sponsor companies, including major names such as Inland and JLL, along with what the firm describes as the only SEC-reviewed DST secondary market. The firm also covers adjacent tax-deferral vehicles:

• 1031 exchanges into DSTs and triple-net-lease properties
• Qualified Opportunity Zone (QOZ) fund investments for capital gains deferral
• Tenants-in-Common (TIC) structures
• Custom Investment Property Wealth Management plans built using proprietary data

As of January 2023, Realized had delivered more than 2,000 investment plans and facilitated over $1.4 billion in real estate purchases through its platform. The CEO and co-founder David Wieland launched the second-ever DST, and the leadership team cites over 130 years of combined real estate and financial services experience. The service is restricted to US-based accredited investors, and the firm does not disclose fee or pricing structures publicly. Family offices with concentrated real estate positions will find the proposition relevant, but those seeking broader multi-asset advisory or non-US exposure will need to look elsewhere.
